When Should I Call a Structural Engineer?

If you are concerned about the strength, stability, or movement of a building—or you are planning work that will change how the building is supported—it is usually time to speak with a structural engineer.

You do not need to know what caused the problem before calling. That is often the question the engineer is being hired to help answer.

Signs of a Possible Structural Problem

Not every crack or uneven floor indicates a serious structural problem. However, you should consider contacting a structural engineer when you notice conditions such as:

  • Cracks that are widening, recurring, or appearing in several locations
  • Stair-step cracks in brick or concrete masonry
  • Foundation walls that are bowing, leaning, or shifting
  • Floors that are noticeably sagging, sloping, or becoming uneven
  • Beams, joists, rafters, or columns that appear damaged or displaced
  • Doors or windows that suddenly begin sticking
  • Gaps opening between walls, ceilings, floors, or exterior materials
  • A porch, deck, retaining wall, chimney, or other structure that is leaning or separating
  • Structural damage following a storm, fire, vehicle impact, plumbing leak, or prolonged water exposure

Changes that develop suddenly or continue to worsen deserve more attention than conditions that have remained unchanged for many years.

A structural engineer can evaluate the visible conditions, consider how the building is constructed, and help determine whether repair, monitoring, or additional investigation is appropriate.

Before Removing a Wall or Changing the Building

Call a structural engineer before making changes that may affect the building’s framing or foundation. Common examples include:

  • Removing or enlarging an interior wall
  • Creating a larger opening between rooms
  • Replacing a load-bearing wall with a beam
  • Installing new beams, columns, or foundation supports
  • Altering roof or floor framing
  • Repairing damaged or deteriorated joists
  • Adding a deck, porch, balcony, or addition
  • Finishing an attic or changing how a space will be used
  • Installing heavy equipment, a large safe, or another concentrated load

A contractor may recognize that a wall or framing member is load-bearing, but the size of the replacement beam, required posts, connections, and supporting footings may still require engineering.

Involving an engineer before demolition begins can prevent delays, unplanned temporary support, and costly changes during construction.

When a Contractor Encounters an Unexpected Condition

Contractors frequently discover conditions that could not be seen before work started. An engineer may be needed when the contractor finds:

  • Rot, insect damage, or deterioration in structural framing
  • Framing that differs from the original plans
  • Missing, altered, or undersized structural members
  • Inadequate bearing beneath a beam or post
  • Foundation damage uncovered during excavation
  • Previous repairs of unknown design
  • Existing construction that conflicts with the planned work
  • A condition that requires a permit drawing or sealed repair detail

In these situations, the engineer can help define a repair that responds to the actual field conditions instead of relying on a generic detail.

When the Building Department Requests Engineering

A building official may require drawings, calculations, or a letter prepared by a licensed professional engineer. This commonly occurs when a project includes structural alterations, foundation work, beam installation, significant framing repairs, or other changes to the building’s load-supporting system.

It is usually better to identify this requirement before construction than to wait until a permit review or inspection stops the work.

Requirements vary by jurisdiction, so the exact drawings and documentation should be confirmed for the individual project.

During the Purchase or Sale of a Property

A standard home inspection is an important general review, but a home inspector may recommend further evaluation when a possible structural concern is observed.

A structural engineer can provide a more focused review of issues such as foundation movement, cracked masonry, sagging framing, altered walls, or previous structural repairs. The purpose is not to reinspect the entire property. It is to address the specific structural questions that could affect the purchase, sale, or planned renovation.

When You May Not Need a Structural Engineer

A structural engineer is not normally needed for routine maintenance or work that is clearly nonstructural, such as painting, replacing finishes, repairing drywall, installing cabinets without altering walls, or replacing roofing materials without changing the roof framing.

Likewise, a small cosmetic crack that has remained unchanged may not require immediate engineering evaluation.

However, if you are unsure whether a condition is cosmetic or structural, photographs and a short description can often help an engineer determine whether a formal evaluation makes sense.

What Happens After You Call?

An initial conversation generally starts with a few basic questions:

  • Where is the property?
  • What type of building or structure is involved?
  • What condition have you observed, or what work are you planning?
  • When did you first notice the issue?
  • Has the condition changed?
  • Are photographs, drawings, inspection reports, or contractor information available?
  • What decision or deliverable do you need from the engineer?

Depending on the situation, the next step might be a site visit, review of available documents, structural calculations, repair recommendations, permit drawings, or coordination with your contractor.

Not every inquiry requires an extensive engineering study. The scope should match the specific question that needs to be answered.

When the Situation May Be an Emergency

Leave the area and contact the appropriate emergency authority if there are signs of an immediate hazard, such as an active or partial collapse, major movement occurring over a short period, falling structural materials, severe impact damage, or conditions following a fire that may make the building unsafe.

Do not rely on a website inquiry, email, or voicemail for emergency response.
